Residential project across street from Forest Hills T stop wins approval

The Zoning Board of Appeals today approved a 124-unit residential project along Hyde Park Avenue across Ukraine Way from the T stop.

The BRA gave its OK in December to the proposal, which will include 48 townhouse condos and 76 apartments on what is now a tree-lined grass field that stretches to the Tollgate Cemetery.

Some 39 apartments and 6 of the condos will be marketed as affordable, well above the minimums required by the city.

Several city officials backed the plan at a hearing today. Nobody spoke in opposition.

I couldn't remember which one of the many developments in the area this one was, so I looked it up. For those curious, more information is available here:

I'm not exactly a fan of the architecture of those townhouses (repeating the exact same thing but in different colors). But I'm glad *something* is getting built on one of the many vacant lots near an Orange Line station.

Excellent project. Wish the condo part was happening right away, currently it's 2nd phase.

This land between Ukraine Way and the cemetery was formerly occupied by the MBTA's Orange Line repair shops at the end of the line. This is when the elevated steel structure plied Washington Street. Old hulks of unrepairable trains were often backed out to the edge of the cemetery and left to rust. This would be back before the mid-1980s of course.

I have to wonder what kind of soil mitigation will be necessary there as the trains were serviced with grease, oils, and had welding done on that land mass.

Also, a section of that land was cut-through where Walk Hill Street intersects and they actually covered the railroad tracks with a tarp and brought Walk Hill over to meet Washington Street when the current station and associated roadways were being built, so that somewhat raises questions on the land stability given it was filled in. Of course that was about 30 years ago.

Between this project, a similar one on the other side of Casey, and Casey itself, that areas gonna be quite a busy area.

"...now a tree-lined grass field that stretches to the Tollgate Cemetery."

Should have added, "...filled with dog poop."
