Uphams Corner's biggest liability is its distance from rapid transit. Fairmount commuter rail improvements can help, but the Strand Theatre is still several blocks walk from the station. You can't see the station from the theatre, or vice versa.
Union Square in Somerville, another urban place far from the subway, has managed to attract visitors through smart cultural programming by the Somerville Arts Council and Union Square Main Streets. Once people see the place, they may come back to eat and shop. The Uphams Corner folks should study what has and hasn't worked in Union Square.

Fairmount just touches the outer portion of the district. But it's only a few blocks away from Columbia Road. And there's the frequent 15 bus.
Now Columbia Road is pretty nasty for someone on foot. Reminds me of what Comm Ave would look like without the trolley reservation.
If Fairmount could ever turn into rapid transit, and if the city would lift zoning restrictions around it, then I think that could do a lot for the area.
Though now I will probably be attacked for promoting 'gentrification.' Can't win.
If only they could move the Strand

The Strand is, unfortunately, far enough away from any T line that you need to take a bus there. Once you're there, it's on a noisy road that is in no way pedestrian friendly. You could drive, but there's hardly any place to park, no matter how many banks give up their parking lots. This is beyond the fact that the community that lives around it doesn't seem to care much about keeping it alive, and Boston at large views that part of Dorchester as stabby-stab land.
The Strand and local restaurants could certainly benefit from an influx of outsiders, but short of rerouting some traffic from the Columbia Hancock intersection and moving a T stop over, which would cost many, many millions more than what they're currently contributing and would just be a massive gentrification project, I don't see it ever growing the way the mayor wants it to. Were it on the corner of Columbia and Mass or Dot ave, we wouldn't be reading this story for the tenth time... we'd be seeing shows there.

It's about the same distance walk to JFK/UMass station along Columbia Road, and much easier to describe. Plus, twice as many trains stop at JFK as at Savin Hill.
(It would also be nice if Google Maps knew that the Strand Theatre existed. There's a reason my map directions are for 'Strand Pharmacy' instead)

I live 5 mins from the Strand, love my neighborhood but not a safe area to walk to and from Jfk or Savin Hill at night. Unless they will have special shuttles that will offer drop off/pick up services.

and it didn't feel any different from walking around Union Square or Magoun Square. But most people won't walk 20 minutes from a subway to go to a show, especially at night or in the winter.
