According to the city, the lot is 0.05 acre and the property is assessed for $492,500.

When has the assessed value of a home approached its actual value? For what it's worth, Zillow estimates it around $980K. Insane price, sure, but that's the market over that way.

Not seeing all the TLC needed on the property though.

They're just fishing. Not to mention that is far as hell from the brewery. What kind of "agent" does their client a disservice like this? What the hell is Movoto? This is fake news.

I mean, it's a 1700 square foot single family in Boston, so it's going to be expensive. But 1M is quite high.

And the ad looks like it was written on a phone. If the realtor's going to get 3% on this transaction they should put in enough effort to capitalize consistently. Even if you can't count on perfect grammar, you'd at least expect the realtor to put the name of the street in correctly (It's 83 Green Street, not "83 Green.")

I was trying to place the house (I walk down Green Street all the time and this one wasn't ringing a bell) so I looked it up on Google Street View. Check out the spacious lot it's located on. If you lock yourself out, it's no problem--you can reach the 2nd floor window window from your neighbor's house, as it's less than 2 feet away.

it's SORT OF close to the brewery, in that you can walk there in ~8 minutes. That doesn't explain why they're trying to use the Brewery as a bellwether, rather than all the stuff on Centre Street that's much closer and much more interesting. Or why this place is listed for $1 million, when a place twice the size, in much better condition, less than a block away, languished at $1.2 million just a couple months ago.

a coworker just had an offer accepted on a 2 bed, 1 bath condo over near Angell Memorial, for $730K. JP has practically no inventory, so maybe it's not such a crazy idea to throw the place up with a $1 million price tag. Housing prices here are rising so quickly that people are panicking and throwing obscene amounts of money at it, so why not try to milk it?

$588/sq foot is too high for JP. Wouldn't be shocked to see it go for over 800K though.

Costs a whole lot more than $40k. I have friends outside of Porter Sq who spent well over 5x that on their kitchen. It's magnificent. $40k wouldn't even cover their soapstone countertop.

The kitchen was not "magnificent", but the house came with 4 bedrooms, two bathrooms and a large yard. Where do people get $200K for one room?

It's an easy walk to the Brewery Complex from here. Also not far from the wonderful Blue Frog Bakery and Papercuts bookstore on Green Street.

You might want to include pictures of all the rooms in the house. For a $1 million dollar asking price, you should give folks pictures of all rooms, upstairs and downstairs. A hallway and a bathroom does not cut it.

The lack of pictures of the kitchen and bathrooms (those are often not pictured) likely means those areas will definitely need at least a cosmetic retouching. From the looks of the outside and the yard I'd think you're going to need to do the whole HVAC system, and likely a lot of plumbing and electrical work too.

It's between two much larger buildings so I'm guessing it's being marketed as a tear down and then for likely 3 condos to be put up on that lot after all of the variances, etc. are accounted for. I don't keep track of this specific area but assuming the other posters are accurate, the price/sq ft will come down quite a bit and you'll see this being sold to a developer.

What does the lack of parking do for a property in that part of Boston?

It's worth a million if you tear it down and put up a three story luxury condo with each unit going for $700k-$800k. That happens every other week in JP so a million isn't that crazy. However, I guess a developer would be the type to do that and they would offer $800k in cash, no inspection, guaranteed close in a week or some other slick offer that these developer types do.

Looking at that lot on Google Maps, I really can't see that being zone for anything bigger than what is there. Tiny lot with large buildings right on the property lines on two sides.
