New condo building approved for Cummins Highway in Roslindale

The Zoning Board of Appeal today approved a 12-unit, three-story condo building that would replace a hair salon and auto lot next to the Triple Eatery on Cummins Highway.

It's the latest in a series of developments along Cummins Highway in or near Roslindale Square - and would sit in front of a development now under construction on a "porkchop" lot behind the current buildings.

Owner Antonio Ruscito's proposal calls for 16 parking spaces.

All of the units will have two bedrooms and two bathrooms. Two will be sold as affordable.

The mayor's office and City Councilor Tim McCarthy (Roslindale, Hyde Park, Mattapan) supported the proposal. McCarthy noted Ruscito had first proposed 28 units.

Nearby residents also supported the project, although some said it's time for the city to do some planning along Cummins Highway to deal with such issues as sidewalk widths and driveways. One neighbor said the driveway for the new building would be right near the access to the new development behind it and said she would also like to see the condo docs for the new building include provisions to limit Airbnb use and to bar residents from getting Roslindale neighborhood parking permits, should those ever be extended down Cummins HIghway.

holy shit some reasonable commentary from the neighbors. will wonders never cease.

not sure how plausible it is but it'd be nice if the two developments could share a driveway, sometimes the sidewalks end up a mess just from so many curb cuts

JC is an awesome mechanic who I have trusted my vehicles with since him and his dad hung out their shingle in the early 1990s

For a development perspective, it’s a good move. Still, I’ll miss my mechanic.

My concern is the additional traffic that will be coming down Sycamore street from people avoiding the construction. We already have lunatics flying down this one way down hill street day and night. There are 20 children on the street including mine. There have been enough cats and dogs killed by drivers speeding. I fear the construction and new residence will make it worse.

I brought up the issue with Wu and McCarthy and they were more worried about delivery trucks and snow plows than cats, dogs and kids. We couldn't even get a stop sign to slow people down.

Overall, I live near this project and I'm in favor of it. I went to the abutters meeting and the plans are reasonable. I just want my neighbors and family to be safe.

Drivers speeding have nothing to do with new housing construction.

People (theoretically) will hook a left at the lights to avoid whatever possible tie-ups happen with the construction. Like you, I don't see this being an issue, since there is a condo building going up a few hundred feet up the road on the other side of the street, but the theory is there.

Also, why don't the residents ask for an all-way stop sign at Prospect and Sycamore? That looks to be the easiest solution.

A single development on this lot and the one immediately behind it would probably be a better overall thing in terms of entry to Cummins hwy, construction costs, etc... but I get why different owners have different time lines. Same deal with the oil change place and can redemption place on Washington - those will 100% be redeveloped in the near future if real estate pressure stays high and a single development of those along with the upholstery lot would have been more logical.
