The 7-Eleven at 684 Centre Street in Jamaica Plain is closing, which will force Pondsiders who need some Gatorade or scratchies at 2 a.m. to shlep all the way up to South Huntington for the next closest 7-Eleven. Read more.

Word in the Jamaica Plain Facebook group is that the landlord is raising the rent to bank-type levels and the 7-Eleven franchisee noped out of that idea.

This shit is gonna keep happening so long as retail rents keep going up, and it looks like the trend might continue for the forseeable future. Not sure what can be done here -- I'm all for things like taxing the hell out of vacant retail spaces to discourage overly aggressive rent raise, or maybe offer tax incentives for businesses that aren't bank branches or real estate offices?

Apparently valuations are based more on projected future rents than current revenues, so it pays for building owners to keep spaces vacant and chase higher rents rather than filling them ASAP. Also, in general real estate around here is going nowhere except up. I've heard it theorized that this will remain the case so long as interest rates remain at 0.

This is just a result of asset prices continuing to rise and rise and prices becoming disconnected from revenue. Maybe if this spot was gonna be filled by a luxury boutique I'd agree that it's gentrification, but apparently it's gonna be yet another fucking bank branch.

The 7-Eleven is sandwiched between Citizens Bank, the Goodwill store, a CVS, an upscale stationery store, and the Purple Cactus. They may put a variety of things in that space, but you can bet it will be an entity that can shell out the big bucks in rent.
