Developers planning 140 new residential units on Malcolm X Boulevard in Nubian Square
The owners of the former Roxbury Boy's Club at 10 Malcolm X Blvd. in Roxbury say they will soon file plans to add two buildings to the site with a total of 140 new residential units.
In a letter of intent filed with the BPDA, Yonathan Halperin and Jacob Aaron Amsterdam-Vance say the current building will remain in place and continue to serve as a home for local non-profit groups. Their plans will show the 1.65-acre site's current parking lots replaced with a new six-story building with 115 housing units and retail and community space on Malcolm X Boulevard and a four-story building with 25 units on the Dudley Street side.
The letter does not specify if the units will be rented as apartments or sold as condos, but said they will range from studios to 3-bedroom units.
The two bought the property for $13.5 million in June, 2022, according to Suffolk County Registry of Deeds records.

I live up the street and that enormous parking lot has capacity for around 120 vehicles and at most I’ve seen 15 cars there in the years I’ve been here.
The faster we convert dead land like this to housing the better.

They haven't even filed the project notification form yet. Hold your horses. It'll go through review, have several meetings/back and forth with "The Community" (aka the same people who attend such meetings all the time) and negotiate a mitigation package that will be hammered out with Parks and others with skin in the game.
