Condos could replace old nursing home in Codman Square
A developer has proposed replacing a former nursing home on Aspinwall Road in Dorchester's Codman Square with a four-story, 34-unit condo building that would have 29 parking spaces in an underground garage.
The proposed building would replace the old Nelson Manor Nursing Home at 3 Aspinwall, just off Washington Street, on land that is currently zoned for three-family homes no more than 2 1/2 stories tall, under plans submitted by Solmon Chowdhury - who is also known for his Shanti restaurants in Dorchester and Roslindale
The building would house three studios, 16 one-bedroom units and 15 two-bedroom units. Four units would be sold as affordable.
In his filing, Chowdhury says the building would mean a more pedestrian-friendly street through a new sidewalk and landscaping.
In addition to the BPDA, the zoning board would also have to approve variances for the project.

Great post
I like all your posts, u-hub-fan. Please post more.
Housing is good.
Housing is good.
But I'm waiting for the day when architects get tired of the "building that looks like multiple buildings" trick.
Architects
are like everyone else graduating from college today. Bachelor degree but zero common sense.
Architects don't get anywhere
Architects don't get anywhere near the design level without a Master's Degree. So far as I know, most good university schools of architecture run a five-year BS/MS major for it.
If you just have a B.S., you're a draftsman, umm.... drafter, ummm... CAD entry operator.
It sucks for the 5 units
that don’t get a parking spot.
10 minute walk to Shawmut station.
And at least 2 bus lines that run every 12 minutes between the orange line and the red line.
10 minutes
To a horrible public transportation system. If you're happy with the MBTA, good for you.
My guess is...
Four of those units without a spot will be the affordable ones.
Let me guess -
Every variance will be approved.
Unlike South Boston
This area doesn't have a restaurant with a full bar on every corner. I hope this building does get approved.
Tastefully done. Build it.
