Kowloon, one of the last of the Rte. 1 mega-restaurants, prepares for eventual closing

Boston Restaurant Talk reports Kowloon owner Bob Wong filed preliminary plans with the Saugus Planning Board for split the property up and sell the pieces - but that fans of its Polynesian and Chinese fare don't have to worry just yet, because any shutdown is still several years off.

A.P. Blake, who was on the Zoom call, reports:

Bob Wong stated his family is still a few years away from retirement and the next generation will not be taking over. They're getting their ducks in row for cashing out in a few years.

I predict the most they will get from a developer is $50m to $75m tops. Whoever buys the property, I’m sure office or retail will not be part of the plan, who knows, it will or could be a Amazon distribution center.
Route 1 Broadway has too many vacant retail spaces, ever since Amazon hit the retail delivery market retail and restaurant storefronts have taken a big hit , prime example Square one mall.

For 6 Acres of Land On Route 1?

I think you may need Charlestown rehab. Meaning stay off the coke and angel dust and just stick to moderate drinking for now. Your judgement appears to be a bit clouded currently.

$50 to $75 Million. Ha! My house is available for $5 Million if you have got a checkbook out.

Oh yea, Kowloon location very exclusive , LOL.
An ideal location for a Cadillac , Lexus or Trans Am , IROC dealership and a couple of Tanning salons and a Gym to cater to the nearby population.

Commercial real estate in a high volume traffic roadway is worth much higher than residential

Would you please stop posted QAnon Real Estate theory people up here? Thanks.

The disinformation being put up here is like asking the same as a 6 year old asking you to explain tort law.

I can't wait for Route 1 to complete its transformation into a generic bunch of strip malls. /s

It's the kind of environment that can not be recreated without coming out "Disneyfied." We're getting to the point where preservationists ought to consider landmarking these places and their interiors. But, it'd be wrong to make a place stay in business when it doesn't want to. I'm just wishing out loud a way to try to save them when perhaps there isn't a way...

Find someone who wants to buy it from them and keep it running.

Based on what has been reported here, the Wong family has no interest in anyone but the family operating the business, and the next generation of the family has no interest in operating the business.

Statement from the Wong family today:

Dear Friends and Fans,

We are not sold or closing soon. There has been a lot of speculation regarding our planning board appearance tonight. We just want to clarify what is actually happening. We are only planning for the future which will be years not months away. The process to get the local boards to do their due diligence and approve any project is not an overnight process. So our family is just getting some preliminary legwork started.

We have just completed our 70th year in business and realize that though rewarding, it's such a demanding life. And there will be an end at some point...just not right now. So, thank you very much for the outpouring of we will be around for a while longer.

The Wong Family

Don't it always seem to go, that you don't know what you've got 'til it's gone.

All you foodie know it alls have no idea how much fun we had in these places, who provided good food and great times, with no pretensions.

Such an institution. Nothing but happy memories. I'll dig out the cocktail napkin I miraculously saved from my husband's and my last visit there in 2017 before he died and frame it. Thank you for the fun times!
