BRA approves condos for Roslindale Square

The BRA board yesterday approved a proposed 19-unit condo project on Taft Hill Park, behind the Roslindale Square municipal parking lot.

The project now goes before the Zoning Board of Appeals.

Developers plan to raze the two houses on the site and put up a single building and 19 parking spaces. Initial purchasers will get a $2,000 credit toward a ride-sharing or car-renting service.

The project will be the third multi-family development in recent years in Roslindale Square.

This is just the end of the Article 80E Small Project Review phase. Next up will be zoning relief.

Also, I don't think it's really accurate to describe the project as including a "parking lot." It is adjacent to a parking lot, but most of the parking is within the footprint of the building.

Great! More people means more business for the square, and we still have tons and tons of vacant commercial space that could be filled up.

Agreed, but in addition to density near the business district, we need to improve daytime activity--for example, have more people working in the area in offices, light manufacturing, and the like. The Brewery building in Jamaica Plain is a great example. We should also encourage people who already work in the neighborhood (e.g. medical center, social security administration, USPS, library, RMV) to shop local during the day.

where are they going to work? It's nice that the substation is being renovated but that's the only large unused space I could see in the immediate area which could have supplied more non-retail commercial space.

At least until someone starts building above Diane's, Wallpaper City, the old Bob's pita, etc...

Right, it is a shame we have so many one-story structures in the center of town. That's major untapped potential for office/industrial, as well as live/work space. There's also potential along Belgrade, and some terrible uses of space along Washington--the often empty parking lot that belongs to Pleasant Café being a prime example of the latter.
