New Balance wants to build six-story condo building on North Beacon Street

New Balance's development wing says it will soon file plans to replace a one-story commercial building at 131 North Beacon St., at Hichborn Street, in Brighton with a six-story, 78-unit condo building.

The proposed building, for which NB Development says it will soon file detailed plans with the BPDA, would have ground-floor commercial space and roughly 43 parking spaces in a garage.

The building would be next to a new apartment building at 24-26 Hichborn St. and a short walk to a life-sciences complex proposed for where the Sound Museum used to be and a life-sciences building proposed for where Marty's recently closed, as well as to New Balance's various Guest Street buildings and the Boston Landing commuter-rail stop.

They should add a honeycomb network of hallways filled with rock band practice studios to the floor plan. Maybe a basement? This is Allston, after all.

Seeing as they will be Condos I'm guessing the building will be for New Balance Executives not Factory or Retail workers.

Who in their right mind would want to live in their employer's housing anyway?

I know they have two stores locally but they haven't done production in Brighton since at least the late 1990's. Also, their factory workforce at the time in Brighton (which was in the mill building behind what is now Boston Volvo) really didn't want too much attention paid too themselves if you catch my drift.

I mean I have a lot of love for Skowvegas, but They used to make Shoes at the Extreme end of Brighton until very recently. I got a pair of 990s about 5 years ago that were made on Newton St.

Though Google Maps seems to show they sold that facility off, the Street View still has a photo of it.

Though these condos are much more likely for people who work in the tech / biotech either there or soon to be, or want to live in Allston/Brighton in a new condo.

I do not catch your drift wrt their factory workforce at the time in Brighton. Can you explain, for a relative newcomer who has been here less than 25 years?

Considering the price of single family homes in this city, Condos are the only option for people who aren't 6 figure executives who still want to buy property. Or should retail and workers be doomed to rent forever as a way to keep them from building wealth?

Hmmmph. Average of probably less than 1000 sq ft per unit? Not great. Probably more lease/rentals.

The Proposed Project will offer homeownership...in an area defined by rental properties...

Glad to see more and more of the low-rise commercial buildings in Allston/Brighton getting replaced with density that is more congruent with the value of the location.

Fun story: 35 Hichborn St. (across the street from this) also used to be a Sound Museum location.
