48-unit apartment building approved on Washington Street in Dorchester

The Zoning Board of Appeal today approved plans to replace an old junkyard with a four-story, 48-unit apartment building at 251-257 Washington St. in Dorchester.

The proposal, by Ricky Beliveau's Volnay Capital, will include 10 affordable units, with two rented to families making no more than 30% of the Boston area median income, with the rest to families making no more than 60% to 80% of that level.

The building will sit on what are now six separate lots, three owned by the city, which will sell them to Volnay in exchange for the number of affordable unit, which at almost 21% of the total units is above the city requirement of 13% at the time the project was proposed.

The building would have 26 parking spaces and indoor space to store 70 bicycles.

The project needed board approval because of its height, number of stories, number of parking spaces and rear-yard setback.

The Boston Planning Department approved the project in June.
