Edward Everett Square could get a new six-story residential building
A local developer has proposed a six-story, 45-unit residential building at 1274 Massachusetts Ave. that would also have an entrance on Boston Street, not far from the Giant Pear and the mega-intersection of Edward Everett Square.
The building's irregularly shaped lot stretches from the more industrial/commercial Mass. Ave. to residential Boston Street - the proposal says the building would blend in with both looks in part by stepping down from six stories along Mass. Ave. to four stories along Boston Street.
In a filing today with the Boston Planning Department, developer Douglas George says he would tear down an existing three decker and clear what is now a parking lot for the new building, which would have a mix of one- and two-bedroom units.
The filing does not state if the units would be rented as apartments or sold as condos. It also does not specify the number of "affordable" units, but says the building will be "in compliance with the City of Boston Inclusionary Housing Policy," which requires at least 13% of units, or roughly six, be rented or sold as affordable.
The proposed view along Boston Street:
The building would have 25 parking spaces in an underground garage.

Decent amount of parking
build it because it’s not near any MBTA stations.
Fairmont Line
It's a 10 minute walk to New Market Station, 13 minutes to Upham's Corner. By the time this is built, the Fairmont Line will have 20 minute headway frequency. Maybe it's not across the street, but it's certainly within walking distance of transit.
bus to JFK
right out front.
...and to Andrew, both
...and to Andrew, both directly and via South Bay.
@cinnamngrl
Are there still two parks on the roadway to JFK Station? I had a ABCD summer job clearing weeds out of those grassy areas back in the 1970s.
2 parks?
There is a very old house with apple trees. I know it is maintained by the park service. When I lived on Columbia road the rangers wrote me a parking ticket.
Pretty confident
He must be pretty confident that this will get approved. The parking lot has already been dug up.
