New Theater District hotel will feature teeny little rooms

Proposed Marriott Moxie hotel in Theater District

The BRA board today approved a plan for a 23-story "microhotel" at the corner of Tremont and Stuart streets that will have 346 rooms of just 175 square feet apiece.

The proposed Marriott Moxy Hotel will rise on what is a small BRA-owned lot now used solely for large advertising banners.

Because of the lot's small size, the hotel will cantilever over Stuart Street. It will feature a rooftop bar and large-ish LED ad screens for that mini-Times Square effect.

I stayed at the CItizenM in Amsterdam which had 150 sq ft rooms. One whole side was the window, so it was always light and never felt claustrophobic. In the lobby there was a nice bar, two communal tables for eating breakfast or dinner and a bunch of alcoves that felt like someone's living room. It was a much more social space than most hotel lobbies. I hope that they are planning to make the lobby/public space as fun as CitizenM's.

The BRA loves these deals - they charge rent for our street to allow the hotel to hang over it. They don't get tax money -they have to do deals like this to fund themselves.

A business hotel is like this thing - very small room with a bed, a TV and a modular bathroom has the minimum space available for a shower, sink and toilet.

The "drawer" hotels are called "capsule hotels". Stayed in one once - absolutely disgusting - essentially a location to dry out after you've missed the last train home. The guy in the capsule below me had the radio or tv going after he passed out so I didn't get much sleep. Basically a horizontal locker room for humans (men only).

I don't think I've ever had a hotel room over 250 square feet in either city. The one I'm in now is about as big as they get.

It isn't bad if it is properly designed. I stayed in one DC Marriott where my room was at most 150 square feet and it was so amazingly well laid out that it was quite comfortable.

Have similarly sized private rooms, in addition to shared rooms and rooms with shared bathrooms.

Interesting to see Marriott jumping into this segment of the market.

Are all these BRA approval press releases "strategically" coming out at the same time as the report calling the BRA a directionless, dealmaking shitshow?
