Avoiding chimney fires

If you're "lucky" enough to get an apartment with a fireplace in Boston, always ask when it was last used, and when it was last cleaned. If the landlord can't provide good, recent, convincing answers to both, get a chimney sweep to look at it before you light a fire. And if you've been living there and using it all along, clean it once a year, and have a chimney fire extinguisher on hand.

Say. I just bought a house with a fireplace and should probably get it sweeped.
How much does something like that cost, on average, for a reasonably easily accessed two story house in southern boston area?
Anybody know a good contractor?
