New units approved in West Roxbury
The BPDA board today approved a developer's plans to tear down an eyesore of an old gas station at Belgrade Avenue and Beech Street and replace it with a three-story, 18-unit apartment building.
Attorney John Pulgini said the site's prominent location at a key crossroads for both Roche Bros. shoppers and commuters deserved a design that was "nothing short of spectacular."
The building will have 33 parking spaces in an underground garage. Two of the units will be marketed as affordable.
BPDA board member Carol Downs, who used to live in Jamaica Plain but now lives in Roslindale, praised the project, saying it's about time denser projects were developed in neighborhoods like West Roxbury to take some of the pressure off JP.
The board also approved an a plan for affordable units in an 11-unit building earlier approved by the ZBA at 312 Spring St.

Belgrade Ave.
Won't be long before all of Belgrade Ave. is lined with such buildings.
Thanx Marty
Good!
And that'd be a great thing. Belgrade Ave is full of empty storefronts and rundown buildings. It could use an injection of life and energy. Perfect location for transit-oriented housing.
Like this?
21 apartments, retail space proposed for site next to commuter-rail station on Roslindale/West Roxbury line.
Transit-oriented
Unlikely, when you can walk faster than a bus to Forest Hills during rush hour.
Unless ...
You take the Needham Line, which, granted, is a lot more expensive and has its own issues, but when it works, it's oh so much better.
Have you been on Belgrade Ave?
There's a lot of density on that street.
That said, I will incur the wrath of the urbanists by pointing out the realistic parking space numbers in this development.
What luck!
It's really hard to find ocean-front property like that in W Roxbury.
ugh
it looks like a bank
Californication?
This - and the new ones in Medford near the Hormel Stadium - look like stuff that I saw in Pasadena and environs - suburban LA. Just add stucco and we are there.

Rendering shows mostly four stories.
That's one goofy looking
That's one goofy looking building. can we please start getting better architects down in our section of the city?
Speaking of 312 Spring St
Is this what they approved? It looks like a BHA project.

At least it's beige. Will
At least it's beige. Will match all the other ones.
Swapped in a new rendering
One based on what was before the BRA (the one I'd had up was from a plan submitted before the developer made revisions).
