Developers get OK to replace dilapidated Belgrade Avenue building with apartments, retail space

The Board of Appeal voted today to let developers John Morrissey and Michael Forde replace a vacant stretch of stores on Belgrade Avenue near the Bellevue commuter-rail stop with a four-story building that will house 21 apartments, first-floor retail space and 24 underground parking spaces.

The number of parking spaces is less than required by zoning, but the developers noted the commuter-rail platform is 200 feet from the building and that Belgrade Avenue has five bus lines running down it. The building is slightly shorter than an existing residential building on the other side of the dead end near the train station. In its approval, the board required the developers to work with the BPDA to ensure the building does not overpower the triple deckers on its other side on Belgrade.

The mayor's office and City Councilor Tim McCarthy (Roslindale, Mattapan, Hyde Park) supported the proposal. Nobody spoke against.

As Roslindale continues to upgrade, this block has been an unexplainable blight on the neighborhood. I guess we can say goodbye to the grand reopening of Belgrade Liquors. What's next, will the gruesome "Home Owners Realty Co." on the corner of Aldrich St. disappear?

Correction for the developers: Belgrade Ave. actually has 3 bus lines, not 5. Maybe with all the new people coming, the T can fix it so that two of them don't run back-to-back as they've been doing for decades.

My complaint: New builds that only a certain class can easily afford. Apartments priced at $2,600-2,700 per month with only "3" affordable units.

If you can swing that, great for you! Most cannot.

I'm wondering if that's what they HOPE the apartments go for vs. what they will actually go for. What are comparable rents in the neighborhood anyways? I'm starting to think that developers list the same price for apartments regardless of neighborhood or location and then just cross their fingers as to what the micro-local market will actually bear.

I thought that five bus routes was a stretch. They are probably counting the 38 that stops about 2 blocks away and maybe the 51 that's a few more blocks away, over by the Check-Mate cafe.

I think the original owner of the block has intended to sell it to a developer for some time and as such didn't want to bother updating it or renting out the space. And in the end, they were correct about what they chose to do with the property although it has been ugly for some time now.

Agreed on Home Owner's - that is ugly.

Anyways, jokes going to be on these new residents when hordes of out-of-neighborhood teens from the charter high school are running amok right outside this place at all hours. Or whatever it is that people are afraid of with that school.

The last I heard, Pistol Pete had a stroke and it appears by the Googles that he died last year. RIP.

Didn't exodus bagels just move into the back of this set of buildings? Has there been any word what is going on with them (if anything)?

First, they're not directly affected by this because they're in a separate building that isn't being torn down. The last I read (somebody correct me if I'm wrong) they were still planning on their restaurant, but later in the year.
