43 post-Covid apartments approved at Washington and Green streets in Jamaica Plain

Proposed building on Washington Street

The Zoning Board of Appeal today approved a 43-unit apartment building next to the currently shuttered Exodus Bagels on Washington Street that will feature several one-bedroom units with dens - and others with patios - aimed at accommodating the expanded market for people who want to work at home.

Primary Development Group's plans call for 23% of the units to be rented as affordable.

The new building would replace an auto-glass shop.

Because of its location two blocks from the Green Street Orange Line station, the building has no parking.

The BPDA board has already approved the project.

Where Canto 6 used to be?

It'll be great right up until someone builds another one on the corner.

It has set backs like many buildings found in more dense cities. Gives light to the center of buildings via light wells.

Canto 6 was great; pop in on the walk back from the T and grab a demi-baguette.

It's great to see apartments going up around Roslindale but units going up within a short walk to the Orange Line is way better in terms of adding housing while keeping the city livable.

Good use of that location.

This is great and it replaces a terrible eyesore from the street.

This location is basically a big empty parking lot. I walk by daily and never see anyone there.

Is Exodus Bagels, although the store's been closed since the start of the pandemic (they're still selling bagels out of their bakery off Belgrade Avenue in Roslindale).

The residential building was originally planned with ground-floor retail space, but the developers took that out to make more room for those dens and stuff.

Boooooo! Ground floor retail or community space is much better!

We pushed pretty hard for them to include retail space here but apparently with commercial vacancy rates being what they are on Washington St it was pretty hard to make this work financially and their investor was not willing to sign on. Instead they agreed to design the space in such a way that it would be easy to convert in the future.
