Five-story condo building proposed for Wellington Hill Street in Mattapan

A developer has filed plans with the BPDA to reuse part of the former Mount Sinai Baptist Church at Wellington Hill Street and Greendale Road at Morton Street in Mattapan to create a five-story, 27-unit condo building.

The proposal, by Sathuan Sa of EJS Investments, calls for 12 parking spaces and ground-floor retail space.

The condos would be split between one- and two-bedroom units, with four sold as affordable.

The Proposed Project will incorporate three (3) levels of the existing structure into the new four (4) to five (5) story building, which has been specifically designed to reflect the architecture of the surrounding community, particularly the larger scale multi-family structures in the vicinity. The massing of the Proposed Project blends in with that of the surrounding community as it provides a balance between the smaller two (2) and three (3) family dwellings and the larger residential buildings. The design team has intentionally activated pedestrian access along the building’s periphery on both Wellington Hill Street and Greendale Road by prioritizing landscaping and moving the parking entrance to the rear of the building on Greendale Road. In addition, the Proposed Project will be removing an existing billboard location, the height of which is approximate to that of the Proposed Project.

The filing calls for the construction of several traffic islands and crosswalks other steps at the intersection of Wellington Hill, Greendale and Morton to make it safer for pedestrians.

What was the building originally? My first thought for a church in this neighborhood is that it could have been a synagogue, but Street View shows historic details that don't include any Judaica.

It hasn't been a house of worship forever.

As part of the Dorchester / Roxbury / Mattapan Pinewood Derby set up crew in the early 80's, I remember it just being a hall.

The Bromley maps have the corner as stores and the rear as a hall.
