Developer proposes residential building on Grove Street in West Roxbury, on block that is now home to neighborhood's only Venezuelan restaurant

A Walpole developer has filed plans to replace a string of low-slung stores on Grove Street at Washington Street with a five-story, 30-unit apartment building that would have ground-floor retail space.

In a filing with the BPDA, Derrick Fitzgerald's S & F Development does not say if Viva Mi Arepa or the other businesses - which also include the Yellow Bird chicken place - will be offered spaces in the new building.

The units would be split between one- and two-bedroom units. Roughly four units would be rented as affordable.

The building would have 11 parking spaces in a lot, accessible via a curb cut at 5205 Washington St. - the 17-unit apartment building now nearing completion around the corner, where the Lee Myles transmission garage used to be. Fitzgerald says his company recently acquired that project.

I love that place. Excellent food at good prices.

(I guess it works out in the developer's favor that the grocery store in that strip was closed down for dealing drugs.)

That this is a transit oriented development?

Honestly, there's parking on Grove and Washington Streets, but let's not pretend that at least 30 vehicles will be associated with this development. It's a mile to the nearest supermarket with middling bus service.

At least two of those (the 34 and 35) have decent frequency. But true, it's not transit nirvana by any means, only enough to make car free or car light an option. Regardless, I prefer the idea of housing people over housing cars. As you note, street parking isn't exactly maxed out in this area, so I think it's reasonable to provide fewer than one space per unit.

Not an easy bus to get to from this location. Also, not the best of frequency. I tried to avoid mentioning the frequency of the 34/34E as together they are alright (4 buses an hour on weekends) but they are not coordinated, so leaving Forest Hills after 5PM Sunday you have buses at 5:09, 5:25, and 5:47, with the next bus at 6:05. The same time on Saturday is 5:00, 5:15, 5:40, and 5:45. That 5 minute then 15 minute thing is true weekdays as well.

I ran by this spot (up Grove from Dedham, then right on Washington.) I'm not comfortable saying that there's street parking space close to this development. You could probably park a bit away no problem.

Of course, if I ruled the T and money was no object, the Orange Line would be extended up Washington Street to Legacy Place, with a stop at this intersection. When the gas station and used car lot are turned into apartments, it could be the straw that breaks the whole area.

But if not, I doubt very much that anons who feel this way voted for our current mayor anyway. And for any such NIMBY anons reading this, Michelle Wu has done a lot less for increasing the housing supply than most of us YIMBYs would like. Keep having tantrums, though, it will probably help us to convince her that adhering to some of your ideas isn't worth her time.
