From the graphic on page 2-4
From the graphic on page 2-4 from the pdf it appears the closest building to a residential area will be the one backing up to E Brookline St. The majority of the clinical services appear to continue to be located in the big cluster at Mass Ave between Harrison and Albany (where it really needs to be since that's literally where all the real medical stuff is).
If they do this traffic in that area is going to be "interesting".
