Developer Joseph Nogueira of Woburn has filed plans with the BPDA to replace a one-story building housing the Maverick Street Market and the Swish & Swash Laundromat on Maverick Street across from Frankfort Street with a five-story building with 55 residential units - and room for the market and the laundromat to move back into.
Nogueira is proposing 34 parking spaces for the building, roughly a five-minute walk to the Maverick T stop.
Of the units, 12 would be studios, 19 would have one bedroom and 24 would have two bedrooms. Seven of the residential units would be marketed as affordable.
The design includes an entry courtyard that presents a unique urban experience as it relates to its immediate context and will serve as a compelling precedent for the area’s future development.

Written like a college sophomore desperately trying to pull an extra half letter grade by sounding smart. WTF does this even mean?
I also don’t believe for a second that the existing laundromat or store, or at least their current reasonable prices, will be moving back in.

The convenience store is leased out to someone who owns or leases 60 convenience stores across New England, so I don’t think rent increases would be an issue.
Laundromats are important to their neighborhoods!

I think it’s a good idea. The laundromat and convenient store will still be there at that location. It may be the start of an urban uptrend. I do not believe you will need multiple developers for this one project. It’s time to bring-back the East Boston we remember a few years ago.

Looking at both the Satellite Images and Street-Level Images the immediate area in question has the potential for many hundreds of units to be developed in 3 to 5 story buildings with ground floor local shops and restaurants
It should be developed by multiple developers into a local housing cluster for people who work at Logan and its surroundings or whose work takes them frequently. to / through Logan -- as its walking distance from Logan T, Terminals, hotels, etc.
In addition, if Amazon II goes to Suffolk Downs this area could also be a nice "2 stops on the Blue Line" or a bike ride commute for Amazonians

I don’t think Airport employees are buying the condo’s in East Boston, the pilots, the airplane attendants are the one’s renting the Airbnb’s in East Boston that’s about it, Airline employee’s as well as Massport employee’s are not the one’s buying in East Boston they dont make enough money to keep up with payments on a $700k 2bedroom condo in Eastie, Massport employee’s are mostly North Shore types , they would rather spend their money on a spacious Revere, Saugus ,Winthrop or Middleton house.
Most of the people buying the luxury condo’s are the one’s with the high paying tech jobs in Cambridge’s Kendall sq area and vortex building at the Seaport.

1. I don't believe you, considering how high prices everywhere are, and how low vacancy rates are. 2. this has some parking. 3. parking is extremely expensive to build, so if we want to have more reasonable prices we need to allow developers to not build it, or not build so much of it.

Reasonable condo/house prices do not exist in East Boston any longer.. Lately , most house’s and condo’s that are on the market will definitely be bought with $10k over asking price .
Families are not the one’s buying homes and condo’s in East Boston, Most likely it’s a wealthy developer or investor out bidding the competition..

I'm saying East Boston has quite a few buildings going up or being gut renovated with no parking (not talking about the waterfront monstrosities) and it's not doing anything for affordability.

This project will be great for the neieghborhood and community. There is a desperate need for housing and this type of project will bring in significantly more tax revenue for the city. It will also significantly beautify the area and bring people that support local business.
