Roslindale Square gets another winter beer hall

Roslindale Village Main Street announced today that Jamaica Plain's Turtle Swamp Brewing will open a beer hall in the Roslindale Substation at Cummins Highway and Washington Street.

The Turtle Swamp Brewing Bierhalle is scheduled to open Nov. 30 and run through mid-January. It will also be open during the Roslindale holiday market on Dec. 6.

As with last year's Trillium beer hall, this year's will have open seating and occasional pop-up food from local restaurants and caterers.

very cool. It would be a great place for a Christmas market like they have in Europe but then that would have to be organized and might be counter to the interests of the existing local small businesses.

How does this all work at this point? The craft beer store can't be covering the development costs so is the development group just eating their investment and letting RVMS find short term tenants while a longer term tenant is found? What are the long term prospects on this space at this point?

Seems like a total white elephant as a development but a great community space as an act of unintentional charity. I'd love to just see the city buy this as a community asset and run it as such for stuff like the fundraisers and pop-ups which have been in there to date. It's an impractical space for a thin margin business like a restaurant to operate I would think.

The building is owned by Rozzie Substation LLC per the city parcel info. From early articles on the Peregrine (the developer) website, I assume that is this group: "Pending zoning approval, the substation property is slated to be transferred in this month from the Boston Redevelopment Authority to a limited liability company controlled by Peregrine Group, in which HBI and Roslindale Village Main Street will be included as limited partners."

Historic Boston Inc. has info on their website that they teamed up with RVMS to purchase the land and then Peregrine developed it.

"When the adjacent Higgins Funeral parcels became available for purchase in 2012, the two non-profit organizations purchased the land, consolidated it with the substation and partnered with Peregrine Group, LLC to redevelop the Substation for a destination restaurant by Chef Chris Douglass of the Ashmont Grille, surrounded by 43 new units of housing."

So it still isn't clear who at this point has spent the bulk of the money to redevelop it and which of those three entities, Peregrine, RVMS or HBI is called the shots for the future of the place.

Too bad they didnt go through with the proposal that would have brought the beehive to the substation. Not sure why rvms bailed on the local group with that idea, but this part time beer hall idea is clearly not covering the rents. This is the problem with having big out of state developers do these projects

Is Peregrine calling the shots at the substation or some combo of RVMS / HBI?

The two listed officers of Rozzie Substation LLC are both principals at Peregrine, so it would seem they are the controlling interest?

Love turtle swamp, they're good people and the beer's decent, too. Will definitely have to get down there this winter!

Every time we went there last year (back when it was Trillium), it was jam-packed with people! It became a neighborhood hang-out spot for family and friends. People even brought their kids with them, and set up board games on the long tables. Loved how they incorporated local restaurants too. Seems like someone could do a brisk business in that space. January is way too quick to end it all...
