Long abandoned parcel in Grove Hall could become affordable housing

The Jamaica Plain Neighborhood Development Corp. says it will soon file plans for 59 apartments aimed at senior citizens and 9 condos - all to be rented or sold as affordable - to replace the long abandoned Grove Hall Motor Mart property on Cheney Street.
In a letter of intent filed with the BPDA, the non-profit says the $31.3-million project, on a site that is currently "a blight on the neighborhood" that runs from Cheney to Schuyler Street, will include a four-story apartment building and three-story condo buildings.
Some 14 of the apartments will be rented to people making no more than 30% of the Boston area median income, another 12 to people making no more than 50% of that amount and the remaining 33 to people making no more than 60%. The condos will be split between units sold to people making up to 80% of the area median income and people making up to 100% of it.

Coming from? Needless to say they won't break even given that cool half mil per unit construction cost.

JPNDC is a non-profit community developer
and they pull together funding from multiple sources: government (tax credits), private funding, etc. They are the developers behind The Brewery in JP home to Sam Adams.
The developers clearly think
The developers clearly think they can make it work. Why on Earth would it be anyone else's problem?
It's definitely a blight in
It's definitely a blight in its current state but that facade is great. I don't suppose there's any chance of them incorporating any of it into the new structure?
I doubt it
I suppose they could incorporate those wheel and axle medallion images somewhere on or in the new building though.
Brownfield, maybe.
A few years back a guy was selling off the piles of discarded junk that was left in that place. There were bottles upon bottles of chemicals and other randomness. The place has definitely got to be a toxic mess.
