Board gives nod to West Roxbury medicinal marijuana dispensary under a sex-toys shop and a liquor store
The Zoning Board of Appeal today approved plans for a medical dispensary in the basement of 1524 VFW Parkway, underneath Town Line Liquors and the Amazing sex-toys shop.
"Is there a Four Seasons Landscaping there?" board member Mark Erlich joked.
Beacon Compassion Inc.'s application now goes to the state Cannabis Control Commission for consideration.
The company has been trying to fit out the building's basement for a medical dispensary since 2017. Beacon attorney Mike Ross said the basement spot actually proved popular among nearby residents because it makes the cannabis nature of the business less prominent on VFW Parkway.
Part of the renovations of the space will include installation of a lift for customers with mobility issues.
Ross said the dispensary will share the current 26-space parking lot with the liquor and sex shops. He estimated the dispensary will only see between 30 and 50 customers a day.
He added that parking would be more of an issue should Beacon try to add recreational pot offerings to the space should the company later seek permission to add that. Residents had supported the dispensary only for medical use - and Ross, under questioning from board member, said the company was not seeking to add recreational offerings, but did not want to rule it out in the future. Such an expansion would require new hearings.

I know you can spend a lot on medical marijuana but do the math for me where 30 to 50 customers a day would be a viable business?
The medical store in DTX has never been busy when I've been there, at different times of day and week and I don't know how they do it, with presumably higher rent then this one.

What's the retail markup on weed?
If each customer spends around $100 and they service 40 customers a day, every day, that's about $1,500,000 in receipts a year.
If the retail mark-up is 30% that leaves about $500k/year to cover rent, salaries, plus any profit for the owner.

The Joy of Regulation
For the record, the current wholesale market price that retail shops must PAY for inventory is around $4000 per pound as opposed to about 1100-1500 in most other legal states. MA has a unique way of over-regulating that benefits neither the consumer, nor the retailer. Growers who were early to the game are happy, and so is the black market but the window should last another year or so, before the inevitable race to the bottom on prices.
Amazing how lawyer/former city councillor Mike Ross has pushed through more than half of Boston's host agreements. The regulated market seems far more unethical than the black market ever was.

This is my go to place.
Its busy at times. It has slowed down now that rec and other medical shops have opened within T distance. But when I first went there a few years ago, it was very busy (like NETA)
But its a steady stream of customers. I avoid before holidays and before long weekends because it is busier.
I will say their clientele are much of the financial district (odd to see guys in suits buying prerolls but pot is for everyone I guess), and it has been a noticeable difference since the pandemic that business in 2020 at that location has slowed.
