Condos, store for Eastie Farm planned for Maverick Street in East Boston
A Rhode Island developer has filed plans for a five-story, 41-unit condo building at Maverick and Cottage streets, next to the McKay School, in East Boston.
David Daniel's proposed $12-million 9 McKay Pl. would sit on what are now six lots and would mean the razing of four existing buildings, including the old Progressive Club, all of which have been vacant since 2019. Daniel bought the parcels for $4.5 million in 2020 and 2021, according to Registry of Deeds records.
The ground floor would have retail space intended to become a retail outlet for Eastie Farm.
The condos would be a mix of 1-, 2- and 3-bedroom units. Five units would be sold as affordable.
The plans show parking for 36 cars.
Also included: "An amenity suite, common roof deck, and rooftop garden with sensational harbor and sky-line views of Boston for all building occupants and guests to enjoy."
Great care has been taken to break up the building mass along both Maverick and McKay streets and to step back the top floor of the building to make it compatible in scale and massing with the surrounding neighborhood. As a result, the project will enhance the urban fabric along Maverick Street and contribute to the growing vibrancy of pedestrian activity in Jeffries Point.

Our marketing will focus on East Boston to draw in homeowners from the local community. We will give preference to first-time home buyers and provide marketing materials in Spanish to best serve current residents of the neighborhood.
The plans call for preserving an existing tree on the site and planting seven more.

lol that they’re gonna use stacked parking. just provide less parking! also wild that the parking minimum for this lot, 1/3 of a mile away from Maverick, is 2/unit. that’s an absurd count
