Not that shocking ... Kendall/Central rent driven into the stratosphere by tech that are not startups e.g. GOOG, AMZN, MSFT, AKAM, and big pharma.

freeing up space downtown and in the back bay. on the flip side - the further out you get from 128, the slower commercial space is moving. I know some people out in waltham/burlington who want to move to kendall or downtown eventually, but space out in the burbs is pretty cheap - and they can still attract workers b/c they're not too far out (and people can bike there from the more "happening" areas - many buildings built/remodeled in the past 15 years typically have showers and bike parking - hard to find these things downtown - and people want it). Older companies are moving to seaport because top brass can commute into south station.
