Boston Restaurant Talk reports Kowloon owner Bob Wong filed preliminary plans with the Saugus Planning Board for split the property up and sell the pieces - but that fans of its Polynesian and Chinese fare don't have to worry just yet, because any shutdown is still several years off.
A.P. Blake, who was on the Zoom call, reports:
Bob Wong stated his family is still a few years away from retirement and the next generation will not be taking over. They're getting their ducks in row for cashing out in a few years.

I predict the most they will get from a developer is $50m to $75m tops. Whoever buys the property, I’m sure office or retail will not be part of the plan, who knows, it will or could be a Amazon distribution center.
Route 1 Broadway has too many vacant retail spaces, ever since Amazon hit the retail delivery market retail and restaurant storefronts have taken a big hit , prime example Square one mall.

It's the kind of environment that can not be recreated without coming out "Disneyfied." We're getting to the point where preservationists ought to consider landmarking these places and their interiors. But, it'd be wrong to make a place stay in business when it doesn't want to. I'm just wishing out loud a way to try to save them when perhaps there isn't a way...
