17-story apartment building could rise down the hill from the church that gave Mission Hill its name

A developer says it will soon file plans with the BPDA for a two-building complex on Smith Street on Mission Hill on land that was originally part of the campus for the Basilica of Our Lady of Perpetual Help - also known as Mission Church up, on Tremont Street.
The plans by Weston Associates, based in the Back Bay, call for a 17-story building with 171 apartments and a 6-story building with 46 apartments and 20 condos on the top floors, according to the letter of intent it submitted to the BPDA recently. An underground garage would have space for roughly 171 cars.
The buildings would flank a former church building now used as offices by the Harvard T.H. Chan School of Public Health.
This is the second residential proposal for the land. Some 15 years ago, the then BRA gave approval for a redevelopment plan, which was never built, that called for two residential buildings and the conversion of the Mission Grammar School to residential units.

I believe the playground is on city-owned land and based on the LOI it sounds like that is out of scope.

This won’t take any of the actual park. There are two abandoned buildings which will each be taken down. The park is next door and going through a multi-million dollar renovation.
One of the two buildings has some architectural merit but condition of each building is rough so perhaps impossible to save. Either way, this is near the Orange Line and steps from Green line and 39 bus. Build it!

Only 20 of the units are available for ownership compared to over 100 available for rent. I wish they provided more opportunity for people to purchase and invest in the community.

Mission Church hasn't owned the 3 buildings ( 80-90-100 Smith St.) since 2003, Weston Associates supposedly paying the property taxes since 2008 (assessing dept. should look into the 4 year gap). There's an $82,000 plus lien for back taxes from 2019

I think this could use some clarification. Thank you for bringing it to our attention. There are no liens on the property and taxes have never been late. In May 2019 the Owner of the property, Mission Associates LLC, refinanced the property with South Shore Bank. At the loan closing, a municipal lien certificate was recorded by the title company (with the loan documents) which reflected the outstanding taxes at that time. As part of the loan closing, the title company requires that the Owner pay the outstanding taxes reflected on the municipal lien certificate before the title company will issue their title policy to the lender. The Owner paid the taxes ($82,153.01) due at that time.

As a parent of a child at OLPH Mission Grammar school, I oppose another residential building. There is a brand new apartment/condo building that has taken over 2 years to complete and has bee a living nightmare for our families.
Used to work in the 90 Smith
Used to work in the 90 Smith Street building. It's a strange site for offices but the Chan School doesn't have nearly enough room in its main complex of buildings on Huntington; hope they can address that someday. This development will be a logistical headache but hopefully it can bring additional life to that block, especially considering its proximity to the T and buses and some of the spots nearby: Lilly's Pasta, Chilacates, the sushi place (formerly Sushi Station, don't know what it's called now), the Squealing Pig, etc.
