Four-story apartment building, mostly studios, proposed for Cleary Square in Hyde Park

A developer has filed plans with the BPDA for a four-story, 42-unit apartment building on the train-station side of Hyde Park and Dana avenues in Hyde Park.

The plans by Joseph Federico of Westwood call for 36 of the units to be studios of roughly 450 square feet, the remaining apartments one-bedroom units of roughly 710 square feet.

The proposal also calls for one parking space for each apartment - 42 in all, in a ground-floor garage. That might seem an unusually high number of parking spaces for a project a half block from a commuter-rail station and on a major bus line, but in recent years, the BPDA has approved similar one-to-one parking in other projects on the other side of Dana Avenue.

The new building would replace two currently vacant two-story residential buildings, which Federico's architect, Michael McKay said "do not add vitality to the neighborhood shopping context." In contrast, he wrote, the new building would add vitality to that Cleary Square intersection:

The building has been designed responding to a more commercial level of detail versus a residential "gabled" structure. We designed the building to fit within the context of the neighboring industrial designed buildings.

Weber, do you live in Hyde Park?
I do, 4 stories fits in the area. Parking is at a premium, especially with the Squares and Streets initiative coming first to Hyde Park.

No inclusion of affordable units. All entirely too-tiny studios (450sq ft) and 1-bedrooms nowhere near appropriate for anything but singles and DINKs. We need more family-oriented buildings.

"Industrially inspired" design is a slap in the face to anyone who lives nearby. I just HATE reading that phrase on BPDA filings -- as if "hey look at these other crappy, cheap buildings nearby, we want to build crappy cheap too!" is an acceptable thing to say.

No balconies, siding made of metal flaps and concrete fiber shingles that won't look nearly as attractive as the renderite siding in the picture.

That's my grousing for the day.

Kudos to providing what will hopefully be a reasonably affordable monthly cost for a smaller unit.

That section of Hyde Park is seeing some housing action, that is likely to continue down Hyde Park Ave towards Readville!

Or, you know, producing housing for singles and DINKs mean they get to move out of 3 bedroom apartments that they're sharing with two other singles, allowing that unit to be on the market for families.

This building should be subject to the IDP ordinance, so 17% will be affordable plus another 3% specifically reserved for renters with housing vouchers. Personally that's more important to me than the building envelope.

It's right next to the Hyde Park station. The Fairmount station, on the Fairmount Line, is down River Street and Fairmount Avenue.

Hyde Park has a significant, organized NIMBY contingent. I'm sure they'll be all over this one per usual.

So many here live as the Nattering Nabobs of Negativity. None of you here, put up the funds to build anything yet you all know what is best to build. There is a shortage of all types of housing. This is one of those types and is a good thing to build. OMG, It has too much parking!!!!!! Not sure if any of you realize but many people who commute on the T ALSO own a vehicle to do other things off hours like go to Dedham or other such hotspots like Quincy. Both of which are near impossible to get to via the MBTA easily....

Please move on from your negativity and rejoice that someone out there is actually building more supply. Full disclosure: I work daily for the development world and make my living on projects such as these (not this one but I have worked on 3 very nearby to this one).

The development of the Hyde Park area is wonderful. What’s wrong with an affordable studio, get off the couch in someone else’s home.
Have any of the people commenting driven in our town? More parking spaces are needed. The new units in the square do not have enough parking.
