One of the last undeveloped lots on West Broadway to get developed with a five-story building

The Zoning Board of Appeal today gave approval to a plan that would turn the parking lot next to Shenanigans on West Broadway into a five-story building with eight residential units and two storefronts on the ground floor.

Shenanigans owners Paul Adamson and Mark Cummins will put up the building on the 4,368-square-foot lot, between E and D streets.

As part of an agreement with neighbors, they removed plans for a roof deck.

The building has no parking. Attorney George Morancy said the building will qualify as "transit oriented" because it is within a half mile of the Broadway T stop.

City Councilor Ed Flynn supported the proposal.

The transit oriented development next to JFK just increased their outdoor parking because nobody wanted to rent their because of lack of parking.

If Anon's statement is accurate (mentioning a source would be nice) the developer has other options such as lowering the rent. For the right price, any half-decent housing -even without parking- will find a renter in this city.

But unfortunately, when given the choice, most private developers will chose maximizing profit over doing the right thing.
